Two landscape proposals can show similar monthly prices while describing very different service levels. The strongest comparison starts by making the scopes comparable.
Compare the actual scope
- What happens each visit?
- What is periodic rather than routine?
- Are irrigation repairs included or separate?
- How are palms and trees handled?
- What counts as an enhancement?
Look at communication
- Who is the point of contact?
- How are property issues reported?
- How are extra-work recommendations presented?
- What is the process for urgent concerns?
Check assumptions
- Does the scope reflect the property size and complexity?
- Are high-visibility zones identified?
- Are exclusions clear?
- Are unrealistic promises doing the work of real detail?
Evaluate long-term fit
- Can the vendor support maintenance, irrigation and enhancements in a coordinated way?
- Does the approach make the manager’s job easier?
- Is there a clear process for reviewing performance?
Use this as a field guide, not a substitute for a site-specific professional assessment. Every property has different plant material, irrigation, traffic, access and maintenance requirements.
Turn the observations into a property plan
The most useful next step is to sort findings into four buckets: routine maintenance, repair, enhancement and future planning. That keeps urgent corrections from getting lost inside cosmetic requests and makes budget conversations much easier.
