South Florida HOA Landscape Maintenance Checklist

A practical checklist for HOA boards and property managers reviewing landscape maintenance across entrances, common areas, irrigation, trees and amenities.

An HOA landscape walk is most useful when it follows the same logic every time. Instead of asking whether the property “looks good,” break the review into repeatable zones and specific observations.

Start with the arrival experience

  • Entrance beds clean and intentionally edged
  • Monument signage visible
  • No dead or declining focal plants
  • Turf edges clean around curbs and walks
  • Irrigation is not staining or overspraying hardscape

Review common areas by condition, not just by route

  • Turf density and weed pressure
  • Shrub shape and clearance
  • Bed coverage and mulch condition
  • Litter or debris accumulation
  • Visible dry or saturated areas

Separate maintenance from enhancement needs

  • Routine pruning belongs in maintenance
  • Missing or outdated plant material may require an enhancement
  • Recurring failures may point to irrigation, light or soil conditions
  • A capital refresh should not be hidden inside a weekly punch list

Add irrigation observations

  • Broken heads or visible leaks
  • Overspray onto sidewalks or vehicles
  • Dry strips at turf edges
  • Zones that remain wet long after watering
  • Plant stress that repeats in the same location

Finish with priorities

  • Safety and access first
  • High-visibility appearance second
  • Plant health and irrigation issues next
  • Optional aesthetic upgrades can be phased
Use this as a field guide, not a substitute for a site-specific professional assessment. Every property has different plant material, irrigation, traffic, access and maintenance requirements.

Turn the observations into a property plan

The most useful next step is to sort findings into four buckets: routine maintenance, repair, enhancement and future planning. That keeps urgent corrections from getting lost inside cosmetic requests and makes budget conversations much easier.
